The OPA opened as a brand new independent start-up agency as we entered the first lockdown in April 2020. A brave time to open a new business! We launched online July 2020 from our offices in the heart of Birmingham’s Jewellery Quarter. Despite the difficult times in which we launched, we are really proud to say that The OPA have had over 300 agreed sales in this short space of time, equating to over £106 million worth of property sales. Our vision was to provide a tailored service that simplified the process of buying and selling property, which was accessible for all, and at a great price point. We wanted to create a platform that enabled clients to achieve full market value for their property, yet also give buyers the opportunity to secure property quickly and on a well-informed basis. Our USP is that when clients use The OPA they are given a full professional service for FREE! As a result of our free concept, clients are able to use The OPA in full confidence knowing there are no upfront costs/charges nor are they liable for agency sale fees at the end of the process. This often helps a client to decide to sell their property, which also creates opportunities for buyers to secure properties that might not have otherwise come to the market, which is a Win-Win for both parties. We take an exclusivity fee from the buyer to secure the property. Our fee is 2% of the sale price inclusive of VAT, with a minimum fee is £2400 inclusive VAT. This represents exceptional value given the level of service that offers all parties increased transactional certainty. Some other online auctions have minimum fees in excess of £6000. Unlike an auction, a buyer is not under such a tight deadline for completion and have the ability to arrange a mortgage if one is required – This opens up each property to a wider audience of buyers, including first time buyers. Buyers can also use our model in the knowledge there is no competitive bidding, “gazumping”, or the seller having a “change of mind”. Once a price/deal is agreed both parties are locked into the transaction. The sale information packs we produce are detailed, giving buyers a head-start when carrying out their own due diligence, giving them the ability to make an informed offer. Our platform minimises the risk of abortive sales, which a huge issue in the industry. Research by Quick Move Now found that over half (52%) of property sales fell through before completion in the 2020 and 34% in 2021. This can result in significant abortive legal/finance costs in additional to the emotional stress both personally and for third parties if parties are involved in a chain. Unlike most agents, we sell any property anywhere. Our team are highly experienced in all aspects of property and nationwide. We have sold properties ranging from £5,000 to £22 million, from studio apartments to apartment blocks, large HMOs, hotels, bars and restaurants, commercial units (industrial, offices, retail) and development opportunities (commercial and residential, sites and individual small plots).
